    Surrey City Centre — long known as Whalley — has become Metro Vancouver’s fastest-growing downtown, a dense, still-rising core built around Surrey Central, Gateway, and King George SkyTrain stations. Roughly 7,000 homes are under construction here alongside a new Civic District, a future SFU medical school campus, and plans for an entertainment district. Simon Fraser University’s Surrey campus already brings student energy to the streets, and the Expo Line puts Vancouver, Burnaby, and New Westminster within one direct ride, with the new Surrey Langley SkyTrain extension pushing rapid transit further east.

    What to Love

    Three SkyTrain stations — Surrey Central, Gateway, and King George — inside City Centre. A downtown that’s still being built, meaning new towers, plazas, and public space arriving constantly. SFU Surrey bringing university energy to the core. Wide, pedestrian-focused streets designed for walking, not just driving. A front-row seat to one of the largest urban builds in the region, with an entertainment district and new SkyTrain extension on the way.

    The Lifestyle

    Mornings might mean a coffee near SFU’s campus or a walk through one of City Centre’s new plazas before the Expo Line into Vancouver or Burnaby. Lunch is easy with street-level retail popping up on nearly every block. Evenings bring dinner near King George Boulevard, a stop at Holland Park, or a quick SkyTrain ride out to New Westminster or in to Vancouver. Weekends are for exploring the neighbourhood as it grows — new restaurants, new towers, and a downtown that looks a little different every few months.
